Broward County FL Physical Geography

Broward County Florida is close to sea level in elevation averaging about 6 feet above sea level. It is rather new geologically and located at the eastern edge of the Florida Platform, a carbonate plateau created millions of years ago. Broward County Florida is composed of Oolite limestone while western Broward is composed mostly of Bryozoa. Broward is among the last areas of Florida to be created and populated with fauna and flora, mostly in the Pleistocene. According to the U.S. Census Bureau, the county has a total area of 1,320 square miles (3,418 km²).Approximately two-thirds—847 square miles (2,194 km²) — of the county’s area lies in an undeveloped Everglades conservation area. 1,205 square miles (3,122 km²) of the county’s area is land and 114 square miles (296 km²) of it is water. The total area is 8.66% water. Broward approved the construction of Osborne Reef, an artificial reef made of tires off the Fort Lauderdale beach, but it has proven an environmental disaster.Broward County History

 

Broward County FL History

Broward County Florida was created back in 1915. It was named for Napoleon Bonaparte Broward, Governor of Florida from 1905 to 1909. In 1915, Palm Beach County and Miami Dade County contributed nearly equal portions of land to create Broward County. By the 1960s, Broward County Florida was considered a leader in agriculture products and services within the State of Florida. The massive buildup of the South Florida region since the mid 1970s transformed the south Florida region, evidenced by the closure of the last major agriculture center within the county (Waldrep Dairy Farm) in 2003. Broward County was one of the counties at the center of the 2000 U.S. Presidential election recount controversy. In 2002 Broward County it began an aggressive campaign of placing surveillance cameras along highways and traffic lights. Critics contend the cameras violate drivers’ due process rights and two separate lawsuits have been filed over their use, one in Aventura filed in February, and one in Temple Terrace near Tampa, filed at the end of July.

During the past few years, there have been some major changes within the real estate industry, in particular in the housing which is available to those who are unable to purchase their own home without financial help. Although most homes within the housing association schemes were pre owned, there have now been a range of developments across the UK, offering New-Build properties to those who are in the scheme with housing associations.
There are a number of reasons why new homes are better for buyers than older ones, some of these including:

- The possibility that you are able to have input in the layout of some rooms which will benefit you when the time comes to move in, etc. Curtains and carpets may be thrown into the price of the home, lowering your overall costs for decorating. You also will not have the issue of aged pipes, etc which may require maintenance

- You are provided with a blank canvas meaning you are not required to live in a home which had been previously decorated in a style which is not to your taste

- New-build homes come with a 10 year warranty courtesy of the National House Building Council or other developer

- Homes are now built with modern living standards in mind meaning that compared to older properties, rooms are less likely to be small and oddly shaped

- All new homes are supplied with fire alarms as standard

One of the main savings buyers will see is that with new kitchens and bathrooms being installed, there is no reason for new suites to be fitted, saving them thousands of pounds. However, when looking at New-Build homes, there are a few things buyers should look into which is:

- light efficiency of the home

- The property’s security

- The build quality

- The overall energy efficiency of the property

New build homes are over 4 times more energy efficient than older homes which make them cheaper to live in. However, it is always beneficial to have an energy efficiency test conducted before agreeing to a purchase. As the new-build homes market is becoming so popular, many home developers and housing associations are also offering buyers a variety of deals in order to lower their costs. This is even more so when the buyer is a first time buyer. These deals may include:

- Paid legal fees
- Paid service charges
- 5% of your deposit paid
- Stamp duty paid for you
- Vouchers for high street stores, etc

In terms of negatives, the main negative for the scheme is that new-build properties are primarily the price premium which reduces how much the property will increase in value during its first few years in comparison to older properties. Due to this, you may find that there are not many houses developed around your property and there is no saying how long this will continue for.

With many of us dreaming of owning a newly built home, the New-Build home scheme is the easiest way in which many across the UK can do this with ease. With a number of developments being made throughout the country, it won’t be long till many first time buyers own their ideal home in their ideal location.

New home developments in Arizona include communities with an ecological sustainable approach. Many are building energy efficient homes that leave a minimal carbon footprint. Homeowners naturally feel good about this, but they’ll feel great when they’re electric and heating bills come in. Some of these new home developments in Arizona are part of the Environments for Living(R) Certified Green Program, having been inspected and approved by a 3rd party agency that verifies the ecological nature of the home. 

New home developments in this program are designed to have a 20 percent reduction in electricity, a 20% reduction in water usage, and a 20% reduction in CO2 emissions. They essentially create systems that work together for better energy efficiency. Construction techniques are designed for the ultimate sustainability, from framing techniques and insulation systems, to ductwork and combustion safety issues. The design also incorporates indoor water efficiency, appliance efficiency, and indoor environmental quality to achieve the lowest carbon footprint and best energy savings for the home.

These new home developments are APS Green and Solar Communities. Each home comes equipped with an echo(TM) solar system that uses energy efficiency to heat and cool the home, as well as heat the hot water. The system allows home owners to enjoy a 65% reduction in their heating and cooling costs. In fact, the annual heating bill even comes guaranteed through Environments For Living(R). An estimated amount of energy needed to heat and cool the home is provided. If the homeowner exceeds this use, the homeowner is reimbursed 100% of the cost. You also get a comfort guaranty, as the temperature in the center of a given room will not vary by more than 3 degrees the comfort level of a conditioned room in a thermostat zone.

These new home developments are built with tight construction principles that provide a tight shell to support the thermal envelope. Warm and cool is kept inside and drafts are eliminated. Fresh air is brought into the home in a controlled manner, maintaining beneficial air exchange rates to dilute indoor contaminants and everyday pollutants. The homes are installed with improved insulation systems and energy efficient windows, driving down costs. Proper balance is ensured in all rooms through well aligned grills and jump ducts that manage air flow with beneficial temperature exchanges. 

Energy efficiency is also applied to the appliances. This means installing efficient washers and dryers, low flow toilets, low flow shower heads and faucets. Efficiency is paid to every detail in these new home developments, minimizing costs while improving the environmental impact. 

The beauty of these new home developments in Arizona is the attention paid to comfort and lifestyle experience in the sustainable design. Not only are these homes designed for green efficiency, but a keen eye to comfort and recreation opportunities was paid to the planning of the community. Take the recreation complex center, for example, a clear grounding force of the community that ties neighbors together. These homes often feature access to a complete fitness center, indoor and outdoor pools, card rooms and billiards tables, resort style spas and pickle ball courts.
